Valuation?

I see that the BBC is saying that the Pirates/Truro City beat their investment target raising over £400,000 from some 500 people worldwide.

The original target was £350,000 which is equal to 6% of the Company or £58,000 plus per 1%. 

If you multiply this up they are valuing the Company at £5.833million. 

Is that the complete valuation with the property thrown in or just the long term budget for running the set up hoping to raise a profit for those investors?

By way of comparison, Transfermarkt.co.uk give an estimated market value of all league clubs (no explanation of how they come up with these figures). I've taken League Two Forest Green Rovers as a club that City would be trying to emulate, they're valued at £5.13m.

Surly the players come into it. As assets. But I doubt any have any Market  value ? Or how many are on contracts. ?

Look at it this way. We're talking about a semi-professional club, with no more than five players on loan from other clubs (roughly), with no ground. I'd say £5mil is pretty generous.
